What does IBC Chapter 5 cover?
Chapter 5 of the 2024 IBC, General Building Heights and Areas, controls the height and area of new structures and of additions to existing structures. Its sections cover building address (502), general height and area limitations (503), building height and number of stories (504), mezzanines and equipment platforms (505), building area (506), unlimited area buildings (507), mixed use and occupancy (508), incidental uses (509), and special provisions (510).
Chapter 5, General Building Heights and Areas, on ICC Digital Codes is part of the 2024 IBC. ICC’s store still lists the 2027 IBC as a pre-order due in mid-October, and the 2027 edition was not on Digital Codes. Both checked October 7, 2026. Section numbers and titles below are from the 2024 edition; they can move between editions, and states and cities adopt a specific edition with amendments. Record the edition the jurisdiction enforces before citing a section.

Gather the area analysis and the drawings it measured
Collect the code analysis with its height, story, and area figures, the area plans or floor area diagrams, the floor plans, the building sections and elevations with heights, the roof plan, the site plan with property lines and open frontage, the sprinkler basis, and the rated wall plans for any separations or fire walls the area analysis relies on.
