Compare the edited Mechanical Equipment and Mechanical Systems lists in Section 23 05 48.19 with the equipment schedules and the piping, duct, and site utility plans, and confirm that everything drawn that needs restraint is listed, with separate lists where the project has designated seismic systems or mission critical equipment. Then check whether the Contractor Designed Supports and Attachments paragraph was kept or deleted, and that the drawings show what that choice leaves to the designer: flexible couplings, longitudinal brace locations, joints at building seismic joints, sleeve clearances, and transverse brace intervals.
Assemble the review package
Gather the mechanical equipment schedules, the piping and duct plans, the riser diagrams, the site utility plans for water, sewer, fuel, and heat distribution piping, the bracing details if any, the structural general notes with the seismic design criteria and building joint locations, the architectural partition and rated wall plans, and the issued Section 23 05 48.19 with Sections 13 48 73, 23 07 00, and the Division 21 sprinkler sections. Review one piping system from its riser base through a building joint before assuming the others are braced the same way.
WBDG publishes UFGS 23 05 48.19: Seismic Bracing Mechanical Systems as a public guide-specification reference (accessed October 22, 2026). Use your project’s issued specification and amendments for the actual comparison; the guide specification does not automatically govern your project. The checklist below is an original suggested review workflow, not a reproduction of the UFGS requirements.
Eight checks to run against the issued set
Use one record per location or system. The CSV contains the same eight prompts plus fields for source revisions, observed evidence, the review owner, the decision, and closure references.
| Check | Sources to compare | Question to resolve |
|---|---|---|
| Equipment list vs. schedules | Mechanical Equipment article + equipment schedules + roof and floor plans | Does the edited list include every scheduled item that needs restraint, such as air handlers, pumps, chillers, cooling towers, tanks, and roof equipment, with no generic list left from a template? |
| Systems list vs. plans | Mechanical Systems article + piping, duct, and site utility plans | Are the systems the drawings show, including exterior water, sewer, fuel, and heat distribution piping, on the list, and does the project keep separate lists where its criteria call for them? |
| Who designs the bracing | Contractor Designed Supports and Attachments article + Section 13 48 73 + design analysis | If the paragraph was deleted, are bracing details and locations actually on the drawings, as the designer note requires? If it was kept, do the submittals call for the calculations Section 13 48 73 describes? |
| Fire protection and exempt items | Items Not Covered By This Section article + Division 21 sections | Is sprinkler and fire pump piping left to the Division 21 sections that brace it, and is the listing of exempt equipment requested with the design calculations? |
| Flexible joints and couplings | Flexible Joints and Flexible Couplings or Joints articles + riser diagrams + building entry details | Are braided hose and ball type joints drawn at the locations the section says are indicated, and are flexible couplings shown at riser bases and where underground piping enters the building, with the relative movement value filled in? |
| Building drift and seismic joints | Building Drift article + structural drawings + piping plans | Is the drift value bracket completed from the structural criteria, and is a joint drawn wherever piping crosses a building seismic or expansion joint? |
| Sway braces for piping and ducts | Coupling and Bracing, Sway Braces for Piping, and Sway Braces for Ducts articles + piping plans + details | Are the transverse brace intervals the section points to shown on the drawings, and are longitudinal braces located on piping subject to thermal expansion, as the designer note asks? |
| Sleeves, spreaders, and controls | Pipe Sleeves, Spreaders, and Controls articles + partition plans + Section 23 07 00 | Is the sleeve clearance at non-rated walls indicated, are spreaders coordinated with insulation, and are controls for equipment that must stay operational on emergency power? |
Worked example: bracing deleted from the contractor but missing from the drawings
Illustrative example: the issued Section 23 05 48.19 deletes the Contractor Designed Supports and Attachments paragraph, so the bracing is meant to be shown by the designer. The heating hot water plans show expansion loops and anchors on the mains, but no longitudinal brace locations, and the only bracing information is a typical brace detail with no transverse brace interval.
Ask the mechanical engineer of record whether the bracing is designed and shown. If it is, add the longitudinal brace locations relative to the anchors and loops and the transverse intervals to the plans; if it is not, restore the contractor-designed paragraph and confirm the Section 13 48 73 calculation submittals. Recheck the riser bases and the building entry for flexible couplings at the same time.
Avoid a false conflict
This guide is about seismic restraint, not the piping itself. The hydronic and chilled water piping guides compare pipe materials, anchors, guides, and expansion; this one compares the braced lists, couplings, drift joints, and brace locations. Equipment anchorage, anchors, and special inspection are in Section 13 48 73, so check there before calling an equipment item missing.
When requirements disagree, follow the project’s document-control and clarification process. Do not assume that drawings always override specifications, or the reverse. Identify the exact sources and request an authorized decision.
Close the issue across the affected documents
Record the location or tag, drawing and specification references, issue dates, observed difference, and the decision needed. Assign an owner and keep the item open until the response identifies the governing requirement. Check the revised drawings and specification references together; a response email alone may leave the issued package inconsistent.
For the overall process, use the guide to drawing and specification conflicts. Mark an inapplicable checklist row with a reason, and distinguish a verified correction from a question that still needs design information.
Where Groundbook fits
Groundbook’s drawing and specification review helps investigate potential disagreements in the documents you supply. Include the relevant specification sections and drawing references, then verify the cited evidence with the responsible reviewers before acting on a finding.
